August in South Surrey & White Rock: How We Like to Spend the Last Weeks of Summer

One of the best parts of being a South Surrey and White Rock realtor is how much this community comes alive every August. Long evenings, a waterfront that never gets old, and a steady lineup of local events. If you are new to the area, thinking about a move here, or just looking for something to do this weekend, here is a taste of what late summer looks like around here.

Down by the Water

The White Rock Promenade and pier are the heart of summer here. Whether it is a sunset walk, a paddleboard session, or just grabbing an ice cream and finding a bench, the waterfront is where everyone ends up. Throughout the summer, Concerts at the Pier brings free live music to the waterfront on Thursday evenings, drawing a great mix of locals and visitors.

The White Rock Sea Festival

Held over the first weekend of August, the Sea Festival is one of the city's biggest annual traditions, with live entertainment, a parade, and fireworks over the water. If you have never experienced it, it is a great snapshot of what makes this community special.

Markets and Evening Strolls

The White Rock Farmers' Market runs every Sunday through the summer and into the fall at Miramar Village on Johnston Road, with over a hundred vendors selling local produce, food, and crafts. On select evenings, the White Rock Night Market brings food trucks, live music, and local vendors to Semiahmoo Arts Society in South Surrey, a fun way to spend a warm evening close to home.

Music and Festivals

August also brings festival season, from the Uptown Music Festival to local outdoor concert series featuring touring and local acts. Keep an eye on the City of White Rock's events calendar and the Semiahmoo Arts Society for the latest listings, since dates and lineups shift a bit year to year.

Parks, Beaches, and the Everyday Stuff

Beyond the big events, August is really about the everyday rhythm of living here: an early morning walk along Marine Drive, a lazy afternoon at Crescent Beach or Kwomais Point, a family outing to Peace Arch Park, or a low-key patio dinner in Ocean Park or Uptown White Rock.

Why This Matters If You Are Thinking About Moving Here

We talk to a lot of buyers who fall in love with this community after spending a summer here, and it is easy to see why. Lifestyle is a huge part of what makes South Surrey and White Rock such a desirable place to put down roots, and August is really this area at its best.

Curious what neighbourhoods might fit the lifestyle you are picturing? As your local South Surrey and White Rock realtors, we would love to help you explore it.

Should You Finish Your Basement Before Listing? Pros and Cons

It is one of the most common questions we get from sellers in South Surrey and White Rock: "Should I finish the basement before we list, or leave it as is?" As a local South Surrey and White Rock realtor team, our answer is always the same: it depends on your budget, your timeline, and what buyers in your specific price range and neighbourhood are looking for. Here is how we think through it with our clients.

The Case for Finishing It

More usable, more marketable square footage. A finished basement can make a home feel bigger and more move-in ready, which appeals to a wide range of buyers, from growing families to multigenerational households. Finishing a basement typically also has the best ROI.

Suite potential is a strong draw. In this market, buyers are actively looking for homes with mortgage-helper potential. A basement finished as a legal, permitted suite (see our post on authorized vs. unauthorized suites) can meaningfully widen your buyer pool and support a stronger asking price.

It can help your home stand out. In a market with a lot of comparable listings, a well-finished lower level can be a genuine differentiator, especially against homes still selling with an unfinished or dated basement.

The Case for Leaving It As Is

Renovation costs do not always come back dollar for dollar. Basement finishing is one of the more expensive renovations a homeowner can take on, and there is no guarantee you will recoup the full cost in your sale price. The return depends heavily on the quality of the work, your neighbourhood, and current buyer demand.

Timelines and permits take longer than people expect. A proper permitted basement finish, especially if you want it to function as a legal suite, involves inspections and sign-offs. If you are hoping to list in the next month or two, a full renovation may not be realistic.

Buyers do not always want your version of "finished." A basement finished to your personal taste (a home theatre, a very specific colour palette, a niche layout) can actually work against you if it does not match what buyers in your price point are picturing. Sometimes a clean, neutral, unfinished or partially finished space lets buyers imagine their own use for it.

Doing it without permits can backfire. An unpermitted finish does not carry the same value as a properly authorized one, and depending on how it is represented, it can create disclosure issues at the time of sale. If you are not planning to pull permits, it is worth having a conversation about how that affects both value and how the space can be marketed.

How a Local Realtor Helps You Decide

Before you spend a dollar on a basement renovation, it is worth getting a realistic read on your local South Surrey or White Rock market and a comparative sense of what a finished versus unfinished basement is actually worth to buyers in your specific neighbourhood right now. In some cases, we recommend a full finish. In others, we recommend simple, lower-cost improvements, cosmetic staging, or a strategic partial finish that gets you most of the benefit without the full renovation timeline and cost.

If a light refresh is more your speed than a full renovation, take a look at our post on small repairs and touch-ups that actually add value before you list.

This post is intended as general information for homeowners considering a renovation before selling and is not construction, legal, or financial advice. Renovation costs, timelines, and return on investment vary by property and market conditions, so we recommend speaking with a licensed contractor and your realtor before starting any project.
