Grandview Heights: South Surrey's Fastest-Growing Neighbourhood

Grandview Heights: South Surrey's Fastest-Growing Neighbourhood

Few neighbourhoods in South Surrey are changing as quickly as Grandview Heights, and there's genuinely a lot happening there right now. As South Surrey and White Rock realtors, we get a steady stream of questions about this area, so here's an update on what's actually going on.

From Farmland to New Community

Grandview Heights wasn't always the neighbourhood people picture today. Twenty years ago it was largely rural and suburban land, and the City of Surrey's General Land Use Plan, approved back in 2005, laid out a phased approach to developing it into a complete community. That plan divided the area into five distinct Neighbourhood Concept Plan zones, and each has moved through the planning and development process at its own pace.

Where Things Stand Right Now

Of those five zones, Morgan Heights is essentially built out, Sunnyside and Orchard Grove are actively under development, and Redwood and Darts Hill are still moving through the servicing and planning stages. This past July, Surrey City Council formally kicked off the planning process for the fifth and final zone, Grandview Heights Area 5, which sits at the heart of the broader Grandview Heights plan area. Once complete, it will mark the finish line for a vision that's been unfolding for two decades.

Growth the School District Is Racing to Keep Up With

Nothing captures how quickly this neighbourhood is growing quite like its schools. Grandview Heights Secondary opened in 2022 as South Surrey's first new secondary school in nearly 30 years, and enrolment has already nearly doubled in just a few years. The province recently announced funding for a 500-seat addition to the school, with construction expected to start in 2027, and Surrey Schools has listed a second Grandview Heights secondary school as a top priority on its five-year capital plan.

What This Means If You're House Hunting Here

Grandview Heights offers a mix of newer single-family homes, townhomes, and condos, generally at a different price point and with a different feel than some of South Surrey's more established, older neighbourhoods. Buyers drawn here tend to want newer construction, modern layouts, and the amenities that come with active development, new parks, schools, and commercial areas continuing to take shape.

Worth Knowing Before You Buy

Because parts of the neighbourhood are still actively developing, it's worth asking your realtor about the specific NCP zone a property sits in and what's planned nearby, whether that's a future school, a road extension, or additional housing density. A home backing onto undeveloped land today may look quite different in a few years, which can be a benefit or a consideration depending on what you're looking for.

Why We're Watching This Neighbourhood

Growth like this reshapes a community's character over time, new families, new amenities, and a steadily built-out commercial core. We spend a lot of time in Grandview Heights specifically because of how much is changing, and we like being able to give clients a genuinely current picture, not a dated one.
