Small Repairs and Touch-Ups That Actually Add Value Before You List

You do not need a full renovation to make your home more appealing to buyers. As a South Surrey and White Rock realtor team, some of the best returns we see come from small, inexpensive fixes that remove the little distractions that make buyers hesitate. Here is where we tell our sellers to focus their time and budget before photos and showings begin.

Inside the Home

Fresh, neutral paint. A coat of paint in a soft, neutral tone is one of the most cost-effective ways to make a home feel clean, bright, and move-in ready. It also helps buyers picture their own furniture and style in the space, rather than being distracted by bold or dated colours.

Fix the little nagging repairs. Leaky faucets, running toilets, sticky doors, loose cabinet hinges, and squeaky floors are easy for a seller to tune out after living with them for years, but buyers and inspectors notice every one of them. These are quick, low-cost fixes that prevent a buyer from wondering what else might have been neglected.

Patch and touch up. Nail holes, drywall dings, and scuffed baseboards are quick fixes that make a home look genuinely well cared for.

Update hardware and fixtures. Swapping out dated cabinet handles, light fixtures, and faucets is a relatively small expense that can noticeably freshen up a kitchen or bathroom without a full renovation.

Re-caulk and re-grout. Cracked or discoloured caulking around tubs, showers, and sinks reads as neglect to buyers even when the underlying plumbing is fine. Fresh caulk and grout is inexpensive and makes bathrooms and kitchens look much better cared for.

Clean or replace flooring where needed. A professional carpet clean can make a huge difference, and if flooring is damaged or heavily worn in a high-traffic area, it is often worth replacing before you list rather than letting it become a bargaining chip during negotiations.

Service your furnace and major systems. Having your furnace, hot water tank, and any other major systems serviced, and keeping the receipts, gives buyers real confidence and can be a helpful talking point during showings and inspections.

Outside the Home

Curb appeal counts before a buyer ever walks in. Pressure wash the siding, walkways, and driveway, tidy up the landscaping, mow the lawn, and trim back overgrown shrubs.

A fresh front door. A new coat of paint on the front door, updated house numbers, and a clean, modern mailbox are a small investment that shapes a buyer's very first impression.

Fix anything obviously broken outside. Loose railings, cracked walkways, a gate that does not latch properly, or a light fixture that does not work are the kind of small details that can plant doubt in a buyer's mind before they even step inside.

What to Skip

Big, expensive renovations rarely make sense right before a sale unless there is a clear, specific reason for it (see our post on the pros and cons of finishing a basement before you list). The goal here is removing friction, not adding features. A clean, well-maintained, move-in ready home consistently shows better and sells with fewer objections than one with unfinished projects lying around, even if the bones of the home are identical.
